Listing Packages

NOTE: In order to keep our prices low we require that certain Policies and Procedures be observed by both our Agents and our Clients. We would like you to know those policies in advance to avoid any confusion about our services. Please scroll to the bottom of this page to review those policies and procedures that we require adherence. 


ALL MLS Listing Packages Include (unless otherwise noted):

Listing on the MLS and on these websites (the below websites “pull” information from Realtor.com and there is no guarantee of when or if they will appear on the below or other websites)

  • REALTOR.com 
  • Zillow
  • Trulia
  • Google
  • Yahoo
  • Jacksonville.com – The online version of The Jacksonville Times Union
  • AOL.com – America Online
  • MSN.com – Microsoft Network
  • WSJ.com – Wall Street Journal
  • 100s of Real Estate Website
  • Optional: The Passport Realty Yard Sign is available for an additional $25.00 and will either be mailed to you or placed in your yard within 3 days of your published MLS Listing. This shows Realtors driving by that you are on the MLS and will pay them a commission if they bring you a buyer and at closes at your agreed upon price.
  • NOTE: Package prices are valid for Single Family Residential Properties, Vacant Land (lots), Duplexes, Commercial Property for Sale in the MLS System
  • NOTE: Lease listings or a 2nd listing such as a Investment/Income in the MLS are the same price as For Sale listings.  
  • Lease, Commercial,Vacant Land, Investment/Income and Apartment Building Listings require a complete separate set of listing documents and data must be entered a second time into a separate system.

 

$249 FLAT Price  includes:

  • Up to 25 Photos and a virtual tour if you provide them electronically
  • 400 Word Description: Realtor.com (2500 characters)
  • Listing for one year or withdrawn by you the seller
  • 1/2 hour of professional consultation included.
  • Only available for northeast Florida (for Duval, St. Johns, Clay and Nassau County, FL: NEFLMLS and Broward County, FL: Southeast Florida MLS)

$400 –  Property Surcharge:

Only if you elect not to compensate a buyer’s real estate agent per info under FAQ page (summary:  If you decide to offer less than 2% for properties less than $400,000, you will incur a $400.00 surcharge. If you decide to offer less than $8,000 for properties over $400,000, you will incur a $400.00 surcharge.


$Negotiable – Negotiation & Closing Services (OPTIONAL):

  • Assistance with the negotiation and completion of contracts received from Buyers and Brokers. No limit to the number of contracts included if the service is contracted at time of listing.
  • Post Sale Consulting assistance – providing guidance with the Post Sale process
  • Closing – we will provide you with guidance and assistance with the closing process. We do not normally need to go along with you to closing unless an unusual circumstance requires our presence. If you need us to attend the closing we charge a fee of $500. We will work to insure that your closing goes smoothly without our presence, at no additional charge.

NOTE: If you do not choose this optional service we will require that you sign a release stating that you request we do not provide you any assistance with contract negotiation and completion, or any other closing related services.$150/hr

Professional Services (OPTIONAL):

  1. Professional services not specifically included in the above detailed list of services over the phone are offered at the rate of $150/hour.
  2. Professional services are billed daily and payment is upfront unless otherwise agreed to by Passport Realty.
  3. You are not required to utilize the professional services of any Realtor® simply because you have a relationship with that Realtor®. This means that you may, at any time, elect to retain the advice and services of another professional for any reason without the need to provide an explanation to the Realtor® who lists your home on the MLS®.

We recommend that you offer Buyer’s Agents a commission to them to show your property to their prospective buyers. We recommend that you offer a commission of 3%, however, all commissions are negotiable.

Policies and Procedures: related to MLS Listings & Changes to Listings:

  1. We promise to list your home on the MLS not later than the two business days from when you complete ALL steps. But you must complete ALL STEPS before we can make that guarantee.
  2. We Do Not list properties on the MLS over the weekend. Cut-off time for the Weekend is 5:00 PM on Thursday.
  3. Be Advised: REALTOR.com and other websites may take several days to get your information from the MLS system. We do not guarantee immediate posting of your MLS information on REALTOR.com or any other website.
  4. We will attempt to list the same day if you get ALL documents and photos to us prior to noon that day, but we will not guarantee the listing until the next business day.
  5. We Do Not list properties with incomplete documents.
  6. You Must Verify the accuracy of your home’s details prior to our listing it on the MLS. Verification requires that you review the MLS Listing Details on our system then notify us that the information is correct.
  7. We allow you to change the Price as often as you wish.
  8. Photo changes are limited to reasonable frequency based on common sense.
  9. MLS ‘Public Remarks’ Descriptions may be changed not more frequently that every month.

We can not violate the above policies and procedures without charging special surcharges for our time.

Call for Prices – Negotiation & Closing Services (OPTIONAL):

  1. Assistance with the negotiation and completion of contracts received from Buyers and Brokers. No limit to the number of contracts included if the service is contracted at time of listing.
  2. Post Sale Consulting assistance – providing guidance with the Post Sale process
  3. Closing – we will provide you with guidance and assistance with the closing process. We do not normally need to go along with you to closing unless an unusual circumstance requires our presence. If you need us to attend the closing we charge a fee of $150/hr with a two hour minimum. We will work to insure that your closing goes smoothly without our presence, at no additional charge. $150/hr – Professional Services (OPTIONAL):
  4. Professional services not specifically included in the above detailed list of services are offered at the rate of $150/hour. The minimum amount of billable time is in 1 hour increments.
  5. Professional services are billed weekly and charged to your credit card.
  6. You are not required to utilize the professional services of any Realtor simply because you have a relationship with that Realtor. This means that you may, at any time, elect to retain the advice and services of another professional for any reason without the need to provide an explanation to the Realtor who lists your home on the MLS.

  5. We only list your property once all documents are Complete.
  6. YOU MUST VERIFY the accuracy of your home’s details prior to our listing it on the MLS. Verification requires that you review the MLS Listing Details on our system and then notify us that the information is correct.
  7. We allow you to change the Price once per month. Price changes more than once per month will incur a $20.00 charge.
  8. We allow you to change up to 5 Photos per month more changes are charged at $10.00 for each per photo, with a $20.00 minimum.
  9. We allow you to change the Commission once per month more changes are $20.00 per change.
  10. We allow you to change the MLS ‘Public Remarks’ Description once per month  more are $20.00 per change.
  11. Seller ObligationsSeller agrees to notify broker within 24 hours after their contract is pending. Seller agrees to notify broker within 24 hours once their property is sold. Seller agrees to include real estate agent’s name and identification number if appropriate and the actual selling price.
